For Realtors

Real estate agents are my best clients — and my best referral source. Here's what working with an InterNACHI-certified inspector means for your buyers, plus the Move-In Certified program for your listings.

InterNACHI Certified Inspectors — Is your home inspector really qualified?

Licensing of home inspectors only sets a minimum standard. Much like being up to code, any less would be illegal. InterNACHI front-ends its membership requirements and turns down more than half the inspectors who want to join because they can't pass the exam or fulfill the membership requirements. There are no associate or "junior" memberships.

InterNACHI inspectors:

  • Have to pass InterNACHI's Online Inspector Examination every year
  • Have to complete InterNACHI's online Ethics Obstacle Course
  • Have to take InterNACHI's online Standards of Practice Quiz
  • Have to adhere to InterNACHI's Standards of Practice
  • Have to abide by InterNACHI's Code of Ethics
  • Have to continue learning (24 hours/year) per the Continuing Education Policy
  • Have to submit 4 mock inspections to the Report Review Committee before performing their first inspection for a client
  • Have to successfully complete InterNACHI's comprehensive online Standards of Practice course
  • Have to complete InterNACHI's comprehensive online Roofing course
  • Have to attend at least one chapter meeting or educational seminar every two years
  • Have access to InterNACHI's free library for improving inspection skills, message boards, and topic-specific advisory boards

Move-In Certified Homes

MoveInCertified homes have been pre-inspected by InterNACHI certified inspectors, and the sellers confirm that there are no major systems in need of immediate repair or replacement and no known safety hazards.

The inspection reports are hosted on www.FetchReport.com. Ask the listing agent or seller for access to view.

Mold testing that keeps closings on schedule

When a home has a leak history or a musty smell, a licensed mold assessment gives your buyers real answers fast — often scheduled alongside the home inspection — and the written report satisfies lender and attorney requirements. I'm a NYS-licensed mold assessor (License #26-6ASUE-SHMO), and I never do remediation, so there's no conflict of interest and no sales angle.
